As an industry we need to invest in and support innovation to develop new ways of creating affordable homes for Londoners. Brexit has been a major contributor to the uncertainty we are feeling but it has also highlighted the increasing need for updating the way in which we build our homes and where we build them.
“Necessity is the mother of invention”
So, what is intensification?
At Apartments for London intensification is one of the main strands we explore with clients as part of our collaborative approach to residential development. There is a significant swathe of development opportunity across the city that is available through the intensification of under-utilised assets, whether public or private sector. We have invested considerable resource to develop our off-site precision manufactured homes that allows us to have a specific approach to construction solutions over and adjacent to existing uses.
Our residential modules can be installed over existing land uses and integrated into the urban fabric resulting in an enhancement to the overall area, whilst maintaining existing uses and freehold position for our potential partners. We are simply seeking to re-gear sites to deliver affordable homes whilst enhancing asset strength and overall environment by combining complimentary uses resulting in a socially sustainable, integrated mixed-use solution.
Our construction methodology coupled with our development model means we can build quicker and more efficiently than the traditional approach by unlocking previously untapped opportunities of intensification without the need for asset disposal.
With existing PPPs underway, we are on the lookout for future partnerships and welcome public bodies which share our collective vision for intensification of London’s existing sites in order to provide the homes that our City needs.
